Annandale's Most Common Plumbing Emergencies

Most of what floods a house here was installed before 1940. The suburb grew from the 1880s on land once held as the Johnston estate, and its Victorian and Federation housing stock still runs much of the original pipework.

That stock fails predictably. Galvanised steel corrodes from the inside until a wall of it lets go, and the earthenware and clay drainage below is decades past its design life.

Then the newer problem. Kitchen and bathroom renovations here sit on braided flexi hoses, and those let go and flood a room without warning.

  • Flexi hoses under vanities and sinks. The braid frays out of sight, then splits. Our most common after-hours flood in renovated terraces.

  • Ageing hot water units. A dense stock of older homes means many cylinders are past their years. Hot water repairs.

Is a leaking hot water tank safe to leave running?

No. A tank weeping into its tray usually means the cylinder is rusting through, and those turn from a weep into a flood fast. Shut it down at the isolation valve, then ring us.

Will you need a second visit to finish the job?

Usually not. Our vans carry the parts most emergency repairs need, so the majority get finished on the first visit. If a heritage terrace needs an odd-sized fitting, we tell you before we leave.

I can smell gas at home. What now?

Who is responsible for a blocked sewer, me or Sydney Water?

You own the pipework from your boundary in, and Sydney Water owns the main beyond it. On Annandale's old clay lines, the blockage almost always sits on your side of that boundary, which makes it yours to fix.
